Maximum speed and volume of reloading, as many docks as possible, fast connection to the highway network and access for “gigaliners” (trucks up to 25.5m long). These were the main requirements of Emons Spedice, the renowned German transport and logistic company, for their new premises in the Czech Republic. Within a few months, the industrial team of the international consulting company, BNP Paribas Real Estate, provided adequate space for the client in two key locations – Brno and Prague. The total of both areas is almost 10,000 sqm.

EMONS Spedice did not look for a classic warehouse, but rather a combination of a high reck warehouse and a cross-docking facility, where the speed of loading/unloading is a key parameter. This also applies when dealing with above-standard loads. This is one of the reasons why our facility also has a covered side ramp for goods of greater length.
We are pleased that such a significant German company as EMONS will complement a number of other logistics companies operating in the P3 Prague D11 park. In cooperation with other tenants in the building, we have managed to achieve a space arrangement that makes the customer more efficient and, at the same time, meets their timing requirements. In addition, four new buildings went up in the park last year, signaling a high interest in this strategic location by both logistics and manufacturing companies.

There is a shortage of such properties in the Czech Republic. Tailor-made warehouse space only pays off for developers when they have longer lease contracts. Given the growing shortage of land for the construction of logistics centers, developers are striving for the highest possible share of built-up areas.
