Unipetrol, a leading player in the petrochemical industry, has recently taken occupation of 6,500 sq m of office space in Main Point Pankrac (MPP). MPP is a Grade A office building and one of the most prestigious properties in Prague. The Unipetrol lease equates to circa 25% of the whole building.
The requirement from the side of Unipetrol was to identify and select office premises in a modern AAA class building within Prague that would allow for the expansion plans of the client. MPP was selected as a preferred option out of 5 buildings due to its favourable rental conditions, along with the client’s requirement for a high ratio of parking spaces. Last but not least due to the high technical standards of the building with its strong environmental credentials and sustainable design.

The biggest challenge in this transaction was the strict requirement for sufficient car parking spaces due to the business activities of the client in all regions of the Czech Republic. Among others, it appears that the new trend of bike or car sharing can be appealing only for certain segment of the office occupiers. Others still prefer excellent access by public transport together with dedicated parking places. The requirement of one parking space per each 50 metres is not unusual on the market."
